10 Milestones At Brabazon In 2023

1. The Last New Homes At The Hangar District Are Coming To Completion

Over 140 new homes are now completed at The Hangar District - the first collection of new properties at Brabazon - and the neighbourhood is growing faster than ever!

A total of 35 new residents have received the keys to a new home at Brabazon just this year. And with work on The Dials – our latest landmark building of 114 contemporary apartments – continuing at pace, 2024 is set to see even more people join the new community.

2. An Exceptional New Show Home

One of the new homes handed over in 2023 was our previous Show Home on Fairlawn Avenue, so in the Spring, we set about selecting a new statement Show Home on Frise Street to illustrate the lifestyle on offer at Brabazon.

3. An Award-Winning New Neighbourhood

Our shared vision is for Brabazon to become the most desirable and best-connected new city district in the South West. So it has been incredible to see the new neighbourhood recognised with a range of regional and national awards.

From Best Regeneration Scheme at the British Homes Awards, and Best Residential Project at the Michelmores Property Awards, to Residential Development of the Year at the South West insider Residential Property Awards, it’s brilliant that Brabazon is already seen as one of the best new addresses in Bristol.

4. Our Second Phase Of New Homes

Our second phase of new homes are designed on a network of living streets, with residents able to enjoy expanded access to outdoor spaces that bring people together, including shared gardens, public squares and play areas for children, fostering a sense of community.

5. Runway Avenue Coming On The Horizon

Work also started on Runway Avenue - the primary spine road that connects the different districts that make up Brabazon - in earnest this year.

This new urban boulevard will be lined with mature trees and shrubs, planted in specially-designed rain gardens to provide sustainable drainage and support biodiversity. It will also bring in all our essential services and utility connections.

6. Bringing The Community Together With Southern Brooks

As Brabazon grows, we’ve been working hard to lay the foundations not just for our contemporary new homes, but also for a strong and supportive new community.

We partnered up with a charity called Southern Brooks – the local community development experts – to help us make Brabazon not only a place to live, but to enjoy the best that life has to offer.

7. Transforming Hangar 16U Into A New Local, Social Hub

To encourage our community to blossom further, we will be creating a space for people to come together.

In May 2023, we received planning permission to restore Hangar 16U – a Grade II listed aircraft hangar – into a 21st-century hub for the community in North Bristol.

Beneath the restored Belfast trusses will be a bustling open-plan café to catch up with friends. There will be casual seating, arched nooks for private meetings and activity rooms for social events,, a community-focused fitness centre with both cardio and weight-training facilities, and upstairs – a large hall acting as an event venue and social space for multi-faith groups.

8. Planning Approved For Student Accommodation

As part of our efforts to create a diverse new community at Brabazon, we are also delivering Purpose-Built Student Accommodation to provide much-needed housing for those who have chosen to study in Bristol!

Located on the far side of Brabazon from The Hangar District, adjacent to Station Square and the railway line, this is a big part of the vision to ensure Brabazon is a place where every generation can thrive.

We have finalised the proposed designs for 1,514 student beds, collected together in clusters with shared amenities, as well as communal spaces, including study pods and karaoke lounges. We will be able to share more updates soon!

9. Retirement Living Is In The Works

While our student accommodation will offer more space and more opportunity for the young, our application to deliver 239 new homes designed for later living also received approval this Autumn.

This is yet another big milestone for Brabazon and a big step forward on the way to creating a mixed-use and well-balanced new neighbourhood.

With carefully considered communal spaces and amenities, the new retirement properties will include a resident’s lounge, bar, and library, as well as a dining hall and wellbeing suite for use by both the residents and the local community.

10. The Launch of The Enterprise District

Brabazon is not just a place to live. The historic former Airfield has driven local prosperity for over 100 years, and we want it to remain a hub for industry and invention for the next century.

That’s why, in June 2023 we started accepting enquiries for The Enterprise District – a business address like no other.

The Enterprise District is the new home for research and development, advanced manufacturing and lab-based businesses, located at the heart of North Bristol’s world-leading engineering, aerospace and technology cluster.

With bespoke design and build opportunities available for up to 540,000 square feet, The Enterprise District is a new home for the next generation of pioneers set to shape the future from North Bristol.

Coming Soon in 2024

So, what’s coming over the horizon at Brabazon in 2024? Well, we can tell you that it will be an even busier year!

We will see the first residents move into the new homes at The Dials, as well as the completion of the remaining houses at The Hangar District. Work on Hangar 16U will continue, ensuring it’s ready for opening in 2025. And the first properties in our second collection of new homes are set to go on sale too!

2024 will also see construction works commencing on our Purpose-Built Student Accommodation, as well as completion of the first section of Runway Avenue.
