Once you’ve fallen in love with your dream home at Brabazon, it’s time to make it yours.
Firstly, you’ll be invited to review every detail so you know exactly what’s included: we’ll support you with the paperwork at every stage. Once you’ve paid the reservation fee, your new home will be taken off the market, giving you peace of mind that it can’t be snapped up by someone else (subject to the Terms & Conditions of your reservation agreement).
Remember that your reservation fee forms part of your deposit, which is paid at exchange of contracts. If you do change your mind after you’ve paid your reservation fee, YTL Developments complies with the Consumer Code for Homebuilders, meaning that the money you paid as a reservation fee is protected.
Once you have confirmed your reservation, if you need to borrow money to help with the purchase you will need to complete a full application for a mortgage. If you’ve already spoken to an independent mortgage adviser, they can help you complete the paperwork.
After you have reserved your home, the conveyancing process begins. This may sound scary, but it is really a simple process to transfer legal ownership of your new home to you. You will need a reputable conveyancing solicitor to take care of the paperwork and make sure everything runs smoothly. Your New Homes Consultant can recommend an independent firm of specialist new homes conveyancers.
There are two main steps in the conveyancing process. The first is to exchange contracts.
Exchange of contracts is the point when both parties legally commit to the sale, and you will pay your deposit. When you buy a new home at Brabazon, the exchange of contracts will typically be within 28 days of reservation.
From the day of exchange of contracts, your dedicated customer relations manager at Brabazon will be on hand to help make the whole moving process more straightforward.
In the run up to completion they will provide you with regular updates about the progress of your new home. They’ll work with you to agree a suitable move-in date and you’ll have the opportunity to visit the site and see your home as we add the finishing touches. As your move-in date approaches, they’ll even spend time with you to do a home demonstration so you know how everything works before you move in.
As moving day draws closer, there are lots of little things you can do to make sure you are fully prepared. Before leaving your old home, remember to take gas and electricity meter readings, redirect your post and book a moving company if you need one. You’ll also need to inform your bank, employer, children’s schools, HMRC and the DVLA of your new address.
The second part of the conveyancing process is completion. It’s the most exciting moment in the journey: the day you can move in!
Completion is when you become the legal owner of your new home. Your solicitor will pay the remainder of the purchase price on your behalf, before your customer relations manager then hands over the keys! They will also take care of the last little details – like taking your first utility meter readings – and make sure that you are properly settled in to your new home.
