State-of-the-art offices above new flagship Waitrose store planned at Brabazon 

YTL Developments has submitted a planning application for a new seven-storey office building at Brabazon, North Bristol’s thriving new town. The landmark development will feature state-of-the-art workspace, a rooftop bar and terrace, a fitness suite, and a flagship Waitrose supermarket at ground level.

Flexibly Designed 

Designed by multi award-winning AHR Architects and to be delivered by YTL Construction, the building will offer 175,000 sq ft of high-spec office space, with individual floorplates of up to 22,400 sq ft. Around 1,200 people are expected to work in the building once fully occupied. 

The design prioritises flexibility, wellbeing and sustainability, with generous layouts, a rooftop clubhouse, cycle workshop and end-of-trip facilities. The building will also benefit from access to a multi-storey car park with capacity for up to 1,650 vehicles. 

A Centre for Innovation 

Located between Rolls Royce, GKN’s Global Technology Centre and Airbus UK, the building is ideally placed at the heart of the region’s innovation corridor. It will form part of Brabazon’s emerging commercial district, complementing the town’s first office building next to the new train station that is currently under construction.

Sustainable Standards 

Targeting top-tier standards – including EPC A, BREEAM Outstanding, NABERS 5 and WiredScore Platinum – the building is designed to meet the needs of blue-chip companies, regional HQs and ambitious scale-ups.

The new Waitrose store – announced in June – will be the retailer’s first full-line supermarket in seven years. It will create around 150 new jobs and enhance the day-to-day working environment for employees. 

Connected to Bristol & Beyond 

Brabazon is one of the most accessible locations in the South West. The new train station – opening in Autumn 2026 – will connect to Bristol Temple Meads, while nearby Bristol Parkway offers the fastest direct services to London in the city. A new MetroBus route and extensive walking and cycling paths further enhance connectivity.

This landmark building marks another step in Brabazon’s evolution as North Bristol’s new commercial and community hub, setting new standards for workplace experience in the region.
